PROPERTY MANAGEMENT
Even in difficult economic periods, by focusing on doing their best and being innovative, developers are able to build up a successful business.

Aristan EPC has three areas across the group, namely construction, design and architecture, and property management. The real estate business is flooded in a way now that most segments are already tapped in the larger cities; however, we are still working in real estate, especially residential. We work with the private sector and see a revival in residential real estate. We seek to be involved in larger and more sophisticated schemes that are not yet present in this market, such as healthcare and infrastructure projects in logistics or airports, for example. These are key segments that have been more active lately. Such an evolution for the group happened naturally, rather than deliberately. We started from scratch as a start-up business almost 11 years ago and now the group itself and the key companies are growing. The focus we can put into a project is simply limited to the number of experienced staff in the company. We thus try to select unique projects.

Orda Invest holds a unique niche in the development, residential, and commercial real estate markets. In the intervening years, there were several large projects realized in Astana, Almaty, Pavlodar, Ust-Kamenogorsk, Aktobe, and Shymkent. We are talking about hundreds and thousands of square meters of residential and commercial real estate. In 2016-2017, Orda Invest commissioned several projects that have truly become landmarks in the capital. These are Altyn Arna, Asyl Park, VIVERE!, and Yantarnyi residential developments located on Mangilik El Avenue as well as the Nur Aspan and Zhetigen residential developments constructed on Koshkarbayev Street and Millennium Park Lane, respectively. Despite the challenges in the real estate market and price appreciation of building materials, we decided not to raise the price of apartments and fulfill our obligations. Moreover, we started the construction of the first clubhouse in Astana, Baisanat, in 2017. Our corporation is gradually working on the diversification of our business, implementing new projects and increasing our investment attractiveness.

Coming into the market in August 2016 as the newly branded EMC, we realized the opportunity for a professional real estate management company couldn't be riper. There is over 1.2 million sqm of commercial real estate to compete for in Almaty alone. We decided it was time to encourage the market to be more transparent. Around 80% of business centers were built without any real thought or intentions; there are no classifications, organized management, or standards. We consolidated all our assets and attacked the market by deciding to become publically listed in December 2016. We committed the first year of our strategy to properly reviewing our assets and employing the necessary changes, if not renovations. With regard to all those assets that were not brand new—our buildings currently have a strong B+ rating confirmed by CBRE—we had to ensure they were energy efficient and implement green standards in our business centers to make sure our clients would be satisfied.
